2007
Maxirent
Maxirent was incorporated in 1993 and acquired over 80 assets across segments.
From 2007 onwards strategy focused on office assets and increased leverage. Maxirent licensed more than 20 projects, repositioned assets with lease up strategies and smart capex, selling 50+ and acquiring new office assets. From 2018 focus on streamlining the portfolio: sale of 20+ assets and concentrating 95% of GAV in 9 assets
In 2022 the fund was sold to fund was sold to a single investor.
2012
Discovery Portugal Real Estate
Discovery Fund is a Tourism Real Estate fund sourced via direct negotiations with the main Portuguese financial institutions.
Currently the fund has 20 operating units with an Asset Value of circa €1bn, managed by an internal team, or by top tier external managers, such as Six Senses Douro Valley, or Dolce Campo Real.
Discovery is not included in the Refundos Explorer portfolio and is currently managed by Explorer Investments.
2017 / 2018
Explorer Real Estate Fund I and Penha Longa
EREF I Acquired in 2017 and 2018 (last acquisition January 2018) with 12 assets mainly value add and core+ office buildings in Lisbon.
Off market transaction through directnegotiation with the seller. Assets alreadydivested to date with an IRR above 20%,through the sale of 2 portfolios and individualassets.Off-market transaction of Penha Longa Resortcompleted in December 2018.Penha Longa is a unique destination, set in themiddle of a UNESCO World Heritage Site, inSintra and Cascais. It is known as one of thebest and more exclusive resorts in Portugal.Asset includes the Penha Longa Hotel & GolfResort and two land plots for the futuredevelopment of a new Village and a new Hotel.
2022
Refundos Explorer
Off-market transaction of Penha Longa Resort completed in December 2018.
In September 2022, Pedro Seabra and Explorer Investments acquire Refundos and create Refundos Explorer.
In the context of its creation, Refundos Explorer secured a well established asset portfolio, composed by the EREF funds, the Falcon funds and the Penha Longa Resort.
2023 / 2024
Village E
Luis Carita joined the Refundos Explorer Board as Partner, bringing a solid base of new investments, such as Icon.
Refundos took over the representation and management of the Castro Group SIC’s. The Lantia Group assigned Refundos Explorer to manage their SIC. Imomonteagua was converted into a SIC, and the residential project started the phase of development. The Castelhana Group hired Refundos Explorer to manage their commercial asset portfolio. Refundos Explorer converted the residential assets of the Reviro group into a new SIC. Village E development in the was approved and set in motion.
